The Lakes Launches at SODIC East — Fully Finished Apartments, No Down Payment

SODIC has launched The Lakes, a new residential phase at SODIC East in New Heliopolis, offering apartments from one to four bedrooms across a range of sizes and layouts. Units are sold fully finished under the developer’s Flexi Finish Plus system, which leaves some of the finishing choices to the buyer, on payment plans running up to 10 years with no down payment.

What SODIC East looks like today

The more useful context for a buyer is what already stands on the ground around this launch. SODIC East is a 655-feddan community where 1,475 homes have been handed over across eight neighborhoods; five of them — Ivy, Jade, Gardenia, Azailya and Camellia — are complete, Orchid is at roughly 99%, and the first phase of the 40-feddan SODIC Sports Club is already operating. The commercial district’s first phase is around 70% built, with an international school planned. Later phases sit further back: Oak is about 65% complete and Amberwood around 15%.

What SODIC has not published yet

Two things SODIC has not published are the ones that decide whether The Lakes fits a given budget: unit prices and a delivery date for the phase. A no-down-payment plan spread over 10 years also moves the real question from the upfront cost to the total — worth pricing out in full, next to the rate per square metre, before committing.
